What Separates a Great House Paint Job From One That Fails in 3 Years?

The answer is almost always preparation. Most painting crews in Spokane quote low and skip it — no washing, no scraping, no caulking, no primer. The paint looks fine for a season, then starts peeling at the edges of every window. At WhitePeak, prep is where we spend the majority of our time on every house painting job. We pressure wash at the correct PSI, scrape all loose paint, caulk every gap, prime bare wood, and address rot before we ever open a can. That's why our work lasts — and why we can back it with a written warranty.

What surfaces and home types do you work on?

We paint all common Spokane residential siding types — wood clapboard, Hardie board, vinyl, cedar shingles, stucco, brick, and masonry. Indoors, we handle walls, ceilings, trim, doors, built-ins, and millwork. We work on everything from historic Craftsman homes in Browne's Addition to modern new construction in the Valley and South Hill.

What does your prep process include as standard?

Every house painting project starts with pressure washing, scraping loose or peeling paint, sanding rough edges, filling cracks and nail holes, caulking all gaps around trim, windows, and doors, and spot-priming any bare wood or patched areas. For interiors, we patch drywall, sand smooth, and prime before applying finish coats. Prep is part of your estimate — it is never a surprise add-on.

What problems do you find and fix before painting?

The most common issues we encounter on Spokane homes include peeling paint from moisture intrusion, soft or rotted wood on window sills and trim boards, cracked or porous stucco, water-stained ceilings from old leaks, and heavily chalked exterior surfaces. We address minor carpentry repairs directly. If we find a larger structural issue — active water intrusion, significant rot, failing substrate — we'll show you and discuss options before we proceed.

Why do you specifically use Rodda and Miller paints?

We've used a lot of products over the years and keep coming back to Rodda and Miller because they're specifically formulated for Pacific Northwest conditions. They stay flexible through Spokane's freeze-thaw cycles, hold color through the summer UV exposure, and adhere exceptionally well on wood and cementitious siding. The paint represents a small portion of the total job cost — it is not where we cut corners to lower our bid.

What does your 2-year warranty cover on house painting projects?

Our workmanship warranty covers paint failure caused by our application or material defects — peeling, cracking, or flaking within two years of project completion. It does not cover damage caused by deferred maintenance, active moisture problems, or physical damage. At the end of every project, we provide a written warranty certificate and leave labeled touch-up paint for minor nicks and scuffs.
